General Warranty Deed

A general warranty deed is a deed conveying title to real property. The general warranty deed offers the greatest protection to the buyer. By executing the deed, the seller warrants to the buyer that there are no defects in or claims against the title to the property. The seller also agrees to defend against title defects created by the grantor and all earlier owners.

Special Warranty Deed

A special warranty deed is similar to a general warranty deed except for the warranty it provides. Unlike a general warranty deed, a special warranty deed binds the seller to defend the title against only the claims and demands of the seller and all persons claiming through them.

Warranty Deed with Vendor's Lien

A warranty deed with a vendor's lien is similar to a general or special warranty deed except that instead of conveying full title to the buyer, title is subject to an underlying lien on the property that is held by the lender.
